So board size and custom boards?

So I'm looking at maybe building 3D boards like I did for SDE. It looks like the boards are on a 9x9 grid, but I can't seem to find any current info on what size the grids are. I looked in the rules PDF but I didn't see any answer there. Any suggestions or help?

Is anyone else planning on making custom boards, and what are you planning.

They are 9"x9" with 3"x3" tiles.

If you build walls and 3D terrain, you might lose too much space so you might need to 12"x12" with 4"x4" tiles. You could also better keep a 1"x1" grid so the boards can dual purpose if needed.

Also, since the doors move around and the type of buildings needed are varied, you might also want to make 'road' boards and then do modular houses. Often there are 'dead spots' on the board with houses you can't enter, so you also might want to make a variety of 1x1 and 1x2 terrain pieces to show 'closed buildings'.

If you make those modular buildings and closed terrain pieces on 3"x3" grids, you could set them right on top of the actual game boards which seems like the best solution since roads don't need to be 3D but houses would be.

I haven't decided if I want to do modular 3D houses which sit on the current gameboards or full-blown 12"x12" boards with 4" grids.

Also: Fairy houses along with Chibi miniatures exist for houses which are basically 3"x3" already. These could be used to fill 'dead' space and the house is hollow and could have a removable roof if someone wanted.
